Smart Sell Format 1 of 3
Guide Price
The seller publishes an indicative guide figure to anchor offers. Buyers submit offers around it during the window. At close, the seller reviews every offer and chooses freely — the highest offer does not automatically win. Smart Sell is not an auction.
A Clear Anchor
The guide price helps buyers pitch sensible offers, while the seller keeps full discretion over which offer to accept.
Seller Chooses Freely
Every offer is private to the seller, who weighs price and terms together and is never obligated to accept any of them.
Verified Buyers
Registered buyers complete verification before making offers, so the seller reviews genuine, considered proposals.

The Process
4 Steps: Offer, Agree, Transfer
Buyers Submit Offers
Registered, verified buyers submit offers with their price and terms during the published offer window.
The Window Closes
At the published close time the window ends. No offer is binding — each one is simply a proposal to the seller.
Seller Reviews & Chooses
The seller sees every offer and chooses freely on price and terms — or declines them all. The highest offer does not automatically win.
Sign the Deed of Sale
The chosen buyer and seller sign a deed of sale at their attorneys. Only then is it binding; the seller receives the full accepted offer on transfer.

Common Questions
No — Smart Sell is not an auction. There is no auctioneer and nothing is knocked down to a winning bid. Buyers submit offers during a time-limited window, and the seller reviews every offer and chooses freely. The highest offer does not automatically win.
Two flat fees, with no percentage commission on the sale. Sellers pay a flat USD 180 to publish a Smart Sell listing. Buyers pay a flat USD 200 for six months of unlimited offers across every listing. The seller receives the full accepted offer from the conveyancer on transfer.
A sale becomes legally binding only when both parties sign a deed of sale at their attorneys. Submitting or accepting an offer inside the window is not binding on its own — it is a proposal that leads to that signing.
No. The seller reviews every offer and weighs price and terms together, then chooses freely — or declines them all. A lower offer with stronger terms can be preferred.
Propworths holds no client funds at any stage. The two flat fees are paid to Propworths as platform fees; the purchase price itself flows through the conveyancing attorney's trust account, never through Propworths.
Yes. Buyers from all 185 countries can register and make offers. You complete verification once, then have six months of unlimited offers across every Smart Sell listing.
