No — Smart Sell is not an auction. There is no auctioneer and nothing is knocked down to a winning bid. Buyers submit offers during a transparent, time-limited window, and the seller reviews every offer at close and chooses freely.
The highest offer does not automatically win. A seller may accept an offer for reasons other than price — for example a stronger funding position, a faster transfer, or fewer conditions.
Guide Price — the seller publishes an indicative guide figure so buyers know roughly where offers are expected. The guide is not a reserve and the seller is never obliged to accept any offer.
Open Offers — no guide price is shown. Buyers offer what the property is worth to them, and the seller reviews all offers at close.
Live Offer Room — offers are made in real time during a scheduled window with a live countdown. A soft-close extension prevents last-second timing games. The seller still reviews every offer and chooses freely at close.
Individual buyers: a valid government-issued ID (passport or national ID card), proof of address (utility bill or bank statement dated within 3 months), proof of funds or a pre-approval letter from your bank, and a signed Smart Sell terms & conditions agreement.
Corporate / company buyers additionally need company registration documents (certificate of incorporation), a board resolution authorising the buyer to act on behalf of the company, and director ID with proof of authority.
Before you can make an offer on a Propworths.com listing, you pay a one-time, flat USD 200 buyer fee. It covers FICA / KYC verification, buyer onboarding, and six months of unlimited offers across every listing on the platform. There is no percentage commission on the sale.
The fee is billed at USD 200 and automatically converted to your preferred currency (ZAR, EUR, GBP, AED, SGD, AUD and others) at the Peach Payments live FX rate at the moment of payment. Accepted methods include Visa, Mastercard, American Express, Apple Pay, Google Pay, Scan to Pay, Pay By Bank, and Money Badger crypto (BTC / ETH / USDC / USDT, ZAR settlement).
It is charged at the end of registration — after you submit your details and FICA / KYC documents but before your buyer account is activated. Your offer rights become active once payment is confirmed and your verification is approved.
The fee is non-refundable except in three specific cases: (a) the platform is unavailable before you could make any offer and no comparable replacement is offered within 30 days; (b) your registration is rejected on FICA / KYC grounds after payment; or (c) a documented platform failure prevented you from making an offer.
The seller pays a single flat USD 180 fee to list and complete a sale through Smart Sell. There is no percentage commission — the seller keeps the full agreed sale price, less that flat fee and their own conveyancing / transfer duties.
Together the two flat fees total USD 380 for a completed sale (USD 180 seller + USD 200 buyer), regardless of the property price. On a USD 500,000 sale a traditional 10% + VAT commission would be roughly USD 57,500 — Smart Sell is a flat USD 380.
1. Flat USD 200 buyer fee — paid at registration, non-refundable, auto-converted to your local currency. Covers six months of unlimited offers.
2. Sale deposit — as set out in the sale agreement, paid into the trust account of the seller’s conveyancing attorney (never to any Propworths account) once your offer is accepted.
3. Balance of the purchase price — payable to the same conveyancing attorney per the terms of the sale agreement.
4. Transfer, conveyancing, and stamp-duty / transfer-duty costs payable in the country of sale. There is no percentage commission from Propworths. Always check the listing’s special conditions and get local legal advice.
Yes — and we strongly recommend it. Most listings schedule open inspection days shown on the listing detail page, and you can request a private viewing through the listing agent.
Before you offer you should physically visit the property and verify its condition, review the full legal pack (title deed, survey, zoning, compliance), get independent legal advice, and arrange a building inspection if the property type warrants it.
Remember: properties are often sold “voetstoots” (as-is). You cannot claim for defects discovered after the sale unless fraud applies.
You receive an in-app and email notification confirming the seller has accepted your offer. Because the seller reviews all offers and chooses freely, acceptance may take up to 24 hours after the window closes.
You then sign the sale agreement via digital signature (e.g. DocuSign) within the period stated in the listing terms, pay the sale deposit into the seller’s conveyancing attorney’s trust account, and pay the balance per the agreement.
The attorney handles legal transfer, FICA / AML compliance, and bond registration; title is registered at the deeds office and keys are handed over. Offer. Agree. Transfer.
No. The seller reviews every offer and chooses freely — the highest offer does not automatically win. A seller may prefer an offer with stronger funding, a faster or cleaner transfer, or fewer conditions.
Making an offer, and a seller accepting one, can create binding obligations. Get independent legal advice and be sure you can complete before you submit.
