Version 2.0Effective
Smart Sell replaces percentage commission with two fixed fees. No percentage commission on the sale — the fees below are the same whether a property sells for USD 100,000 or USD 5,000,000, and whether it is listed privately or by an agent.
| Fee | Who pays | Amount | What it covers |
|---|---|---|---|
| Seller listing fee | Seller | USD 180 (flat, once) | Publishing a Smart Sell listing, marketing reach across 185 countries, and listing management. |
| Buyer registration fee | Buyer | USD 200 (flat, once) | FICA / KYC verification, buyer onboarding, and six (6) months of unlimited offers across every listing. |
| Combined flat cost | Seller + buyer | USD 380 | The total Propworths.com fee on a completed sale, regardless of price. |
Both fees are billed in USD and automatically converted to the payer's preferred currency at the Peach Payments live FX rate at the moment of payment.
A traditional agency typically charges 10% + VAT of the sale price. Smart Sell charges flat fees instead. The higher the property value, the larger the saving.
| Sale price | Traditional commission (10% + VAT, SA) | Smart Sell (flat) | Indicative saving |
|---|---|---|---|
| USD 500,000 | ~USD 57,500 | USD 380 | ~USD 57,120 |
| USD 1,000,000 | ~USD 115,000 | USD 380 | ~USD 114,620 |
| USD 3,000,000 | ~USD 345,000 | USD 380 | ~USD 344,620 |
Figures are illustrative. Traditional commission shown is 10% plus 15% VAT on the commission (South African basis); actual agency rates and taxes vary. The Smart Sell savings calculator lets you model your own price at the savings calculator.
Because Propworths.com never charges a percentage of the price and holds no client funds at any stage, the seller receives the full accepted offer amount from their appointed conveyancing attorney on transfer, less only local transfer / conveyancing / tax costs payable in the country of sale. The USD 180 listing fee and USD 200 buyer fee are never deducted from the sale proceeds.
Local transfer, conveyancing, and tax costs are separate from the Smart Sell fees, vary by country, and are payable by the applicable party under local law. Examples:
Propworths.com is not a legal or tax advisor. Buyers and sellers must obtain independent legal and tax advice before listing or making offers. See the Smart Sell Seller Agreement, the Smart Sell Offer Terms, and the Commission & Fees Policy for full terms.
