Smart Sell is not an auction. It is a transparent, time-limited offer window. Buyers submit offers; at close the seller reviews every offer and chooses freely. A sale becomes legally binding only when both parties sign a deed of sale at their attorneys, and Propworths holds no client funds at any stage.

Listing Announced
Property listed on Propworths.com with the full Listing Pack, professional photos, inspection dates, chosen Smart Sell format (Guide Price, Open Offers, or Live Offer Room), any guide price, and special conditions. The seller pays a flat USD 180 listing fee to publish. Marketing begins across the platform, email alerts, and partner channels.
Day 3–7
Buyer Registration Opens
Interested buyers submit their registration: government ID, proof of address, proof of funds or bank pre-approval, and pay the flat USD 200 buyer registration fee (auto-converted to the buyer's local currency at Peach Payments' live FX rate at checkout), valid for six (6) months of unlimited offers across every listing. Accepted payment methods include Visa, Mastercard, American Express, Apple Pay, Google Pay, Scan to Pay, Pay By Bank, and Money Badger crypto. Registered buyers gain access once FICA / KYC and payment are verified.
Day 4–8
Inspections & Legal Review
Scheduled open days for property viewing. Buyers review the Listing Pack: title deeds, survey reports, zoning certificates, compliance documents, and any encumbrances. Professional inspections and legal advice are strongly recommended.
Day 7–9
Pre-Close Enquiries
Q&A period. Registered buyers submit questions via the platform. Propworths publishes answers visible to all registered buyers for transparency. Any addenda or changes to conditions are communicated here. Buyers submit and may revise their offers throughout the open window.
Day 10
Offer Window Closes
The offer window closes at the scheduled time. In a Live Offer Room, activity is visible and a late offer may auto-extend the countdown to keep the window fair. No offer is binding — each is simply a proposal to the seller. The highest offer does not automatically win.
Day 10 (post-close)
Seller Reviews & Chooses; Deed of Sale Signed
The seller sees every offer and chooses freely on price and terms — or declines them all. Selecting an offer is an intention to proceed; it is not itself a binding contract. The chosen buyer and the seller then sign a deed of sale at their attorneys — only at that point does the sale become legally binding. Any deposit set out in the deed of sale is paid into the trust account of the seller's conveyancing attorney (also the transferring attorney) — never into a Propworths account. Propworths charges no percentage commission on the sale.
Day 11–14
Legal & Transfer Process Begins
Conveyancing or closing attorneys formalise the transfer. Due diligence is completed, FICA/AML compliance checks are finalised, and bond/mortgage applications are submitted (if applicable). The seller provides transfer documents.
Day 14–60
Completion & Transfer
The balance of the purchase price is payable to the seller's conveyancing attorney (also the transferring attorney) on the timeline set out in the deed of sale — for example within 30 days for cash buyers, or subject to bond approval for bond buyers. If a bond is formally declined within the agreed window, refund of any deposit is handled by the conveyancing attorney under the deed of sale. Title is registered at the deeds office (or local equivalent); keys are handed over on registration. Exact timelines vary by country and complexity.
